Wondering if there are any FREE resources on property investment/market information for queensland/brisbane? Looking at industrial/commercial/retail reports? It’s for a uni report. Finding it difficult to find some free sources.

MELBOURNE SUBURB ADVICE PLEASE !?

Hi,

I am in the process of moving to Australia. We are looking for somewhere with a sense of culture and plenty to do for all ages. After much consideration we think a Melbourne Suburb might be a good choice for us.

When we come over there will be me, my husband and out two boys who will be 10 and 7. We are looking for catholic school catchment areas, again plenty to do, close to the beach and not to far to into the centre of Melbourne. We have heard good things on Sandringham, and Mornington… But I also think Mentone sounds good to, is it closer to Melbourne City Centre?, considering, Mount Martha and Mornington as I think the real estate is more affordable than Sandringham, We dont want to commute much more than half an hour to Melbourne CBD.

Please advise are we going in the right direction, opinions on the suburbs would be a great help, what kind of atmosphere etc?… is Melbourne a good choice or do we need to think of casting the net further afeild just want the boys to have plenty whilst growing up with a view to settling in OZ. Perth feels to remote to me and Sydney to expensive and Brisbane to hot ?

Dad screwing us with Bond (Renting)?

Facts:

-We live on the Gold Coast, Australia.
-Currently Renting a $720 per week house.
-Father’s an alcoholic.
-He has used ALL our money since signing the lease last year – mid November.
-My sister took out a 30K Loan (Dad has bad credit) which was used to buy furniture as well as bond & rent.
-He’s extremely abusive & drinking non stop. It has been going on for 13 years so we’ve finally given up on him & for our own sake we need to move on.
-He was 6 weeks behind in rent & told me that if I pay the balance (as he has had to keep promising the real estate it will be paid asap) then we can have the house & he will move out this weekend.
-I contacted the Agent yesterday & he is in the process of transferring over the lease.
-We’re extremely tight with money which he knew, he has already completely screwed us over credit wise & he has done a lot of fraud by ringing for applications & following it further under my name (even pretending to be me over the phone). He also stole money out of my Mum’s account yesterday – 2 weeks of her pay which we need.

Anyway, the situation this morning is:

He is threatening to take the Bond money & the funiture in the house & is actually using the term ’screw you over’.

But……

-I paid HIS 6 weeks rent yesterday & the real estate is aware of his drinking problem and the fact we are taking over the lease.
-We discuss options with my Dad & said it would be best if we moved to Brisbane for work (100km away) but he said to stay here because of stability, etc. This was of course before I paid the 6 weeks rent & before he threatened to take the bond.
-The bond was paid by my sister. She took out a 30K loan in Novemeber last year which was used to pay for everything. He had no money, however it would have been paid from his account as the money from my sister’s loan was slowly transfered into his bank account.
-ALL the furniture was purcahsed by US. Literally all of it expect for his study desk. We don’t have proof that everything was purcahsed in our name as much was paid for in cash from the loan.

Is there a way for us to protect ourselves? Legally is it his bond money? Just to reiterate, it ISN’T his money.

He is suppose to move out on the weekend. I can say with 110% certainty he won’t be servicing our loans we took out for him & this would be a huge blow. We really didn’t see this coming because of all the things he’s done over the years, stealing from us wasn’t one of them. Any advice would be MASSIVELY appreciated.

In Australia all Bond money is held by the RTA. When your dad signed the lease his name would have been put on the bond form unless your sister got her name put on it also. The RTA will not give back the bond money unless the tenancy agreement is ended or terminated and the realestate would have to sign the bond form as well for his bond money to be refunded. You would need to find out who’s name is on the bond to know who’s money it is. If it is both your dads and sisters name they would be entitled to half each. If it is just your dads then the RTA will see it as his and for the money to be refunded he needs to sign for it.
